Crawlspaces that were done like this in the past will eventually have a lot of problems:

Dampness leads to the microbial growth, which weaken and rot wooden structures. These repairs are very costly and devalue the home.

Microbial growth can have a very negative impact on the indoor air quality of the structure above it.

Insulation eventually falls away from the floor deck, exposing the floor decking directly to outside temperatures, making it much harder for HVAC equipment to heat and cool the home.

Cold floors in winter, and moist damp floors in summer - that's not comfortable.

Reducing Radon Levels Safely at Home

To mitigate indoor radon, a leading cause of lung cancer, homes with levels above 4 pCi/L require professional intervention. Hiring a qualified contractor, certified by the state and with liability insurance, is crucial for effective and safe radon reduction. The type of foundation-crawlspace, slab-on-grade, or basement-determines the appropriate mitigation technique. Options vary based on initial radon levels, installation, and maintenance costs. Techniques like soil suction prevent radon entry, enhancing indoor air quality. Lawson Home Services, certified by the National Radon Proficiency Program, offers expert radon inspection and mitigation services. For an estimate or more information, call [[phone]].

Indoor radon exposure is a major cancer risk, second only to smoking in the U.S. Homes with radon levels of 4 pCi/L or above require mitigation.

Hire a Professional
Radon reduction demands specific expertise and tools. Attempting DIY mitigation can inadvertently raise radon levels, creating greater hazards. Seek a certified radon technician through your state's radon office, ensuring they have the necessary certification, liability insurance, and offer a guarantee to reduce radon below 4 pCi/L.

Assess Your Foundation
Your home's foundation type influences the mitigation approach:

Crawlspace: An open, unfinished space under the first floor.

Slab-On-Grade or Basement: A foundation with concrete poured at ground level.
Homes with both a crawlspace and basement might need combined mitigation strategies.

Selecting a Radon Reduction System
Consider your home's initial radon level, installation, and maintenance costs when choosing a system. The EPA recommends solutions that not only lower radon levels but also prevent its entry, like soil suction methods.

Ensuring Safety: Understanding and Preventing Radon Mitigation System Failures
2024-03-03T00:00:00.05Z
David Lawson
Radon mitigation systems are highly effective, achieving success in reducing radon levels in more than 99% of cases, offering a cost-efficient and practical approach to radon reduction. However, despite this high efficacy, system failures can occur due to factors like fan malfunctions, moisture damage, dirt clogging, or improper installation, highlighting the importance of choosing reputable, licensed contractors. The EPA advises action even at radon levels of 2-4 pCi/L to mitigate health risks, reflecting radon's undetectable nature and the serious consequences of system failure, including increased lung cancer risk and reduced property value. Regular annual inspections are crucial to ensure system components are operational, aiding in early problem detection and system longevity. Yet, homes may still fail radon tests post-mitigation, underscoring the need for continual radon level monitoring and system performance checks. Adhering to EPA guidelines and conducting annual inspections are essential for maintaining a safe, healthy living environment.

Radon mitigation systems are remarkably effective, successfully reducing radon levels in over 99% of cases, making them both a practical and cost-efficient solution for radon reduction. Despite their high success rate, failures can occur, emphasizing the need for understanding potential causes and the crucial role of annual system inspections.

System failures may arise from several issues, such as fan malfunctions, moisture affecting the fan's durability, clogging from dirt, or inadequate installation practices. These challenges highlight the necessity of engaging with reputable, licensed contractors, underscored by thorough reviews and competitive pricing analyses.

The EPA recommends that even at radon levels between 2 pCi/L and 4 pCi/L, homeowners should consider fixing their homes to prevent long-term health risks associated with radon exposure. This advisory underscores the invisible and odorless nature of radon, detectable only through specific testing methods and without a safe level, according to the CDC. The potential consequences of system failure are significant, involving increased risks of lung cancer and a decrease in property value, thereby stressing the importance of proactive measures.

Annual inspections of the radon mitigation system are vital. They ensure that all components, including the fan, which typically has a 5-year guarantee but can last much longer with proper care, and the ductwork, which can last up to three decades, are functioning as intended. These inspections help catch and rectify any issues early on, maintaining the system's effectiveness and extending its lifespan.

However, despite maintenance and preventive measures, homes can still fail radon tests post-mitigation due to excessively high initial levels or flawed installation. Homeowners should regularly test for radon levels and check the u-tube manometer for system performance indicators.

In conclusion, while radon mitigation systems are highly effective, recognizing the reasons for potential failures, adhering to the EPA's recommendations for radon levels between 2 pCi/L and 4 pCi/L, and committing to annual inspections are key steps to ensuring a safe and healthy living environment.

Attention Home Sellers: Is Radon Testing and Mitigation Necessary for Your Sale?
2024-03-01T00:00:00.05Z
David Lawson
Selling a property in New Castle County, Delaware? Don't overlook radon testing and mitigation. The EPA and State of Delaware recommend testing for radon, a significant health risk, before selling. Approximately 1 in 15 homes exhibits high radon levels requiring abatement. Testing is essential for all homes, regardless of age, and can be a key selling point if radon levels are low. Start by reviewing past tests or scheduling a new one, especially if it's been over two years. Use certified technicians for accurate testing and mitigation. Ensure your property's safety and increase its appeal to buyers by addressing radon risks. Contact Lawson Home Services for expert radon testing and mitigation solutions.

If you're planning to sell a property in New Castle County, Delaware, remember to include radon testing—and, if required, mitigation—in your preparations. Both the Environmental Protection Agency (EPA) and the State of Delaware advise sellers to test real estate properties for radon before putting them on the market.

Studies indicate that approximately one in 15 homes nationwide registers radon levels at or above 4 pCi/L, the threshold at which remediation is recommended to mitigate health risks for inhabitants.

Radon concerns are not limited to older homes; any property, regardless of age, can be affected. Testing is the only way to detect a radon issue.

Benefits of Radon Testing for Home Sellers:

Testing your home for radon can be a beneficial step before listing it for sale. A low radon level can serve as an attractive feature to potential buyers.

Starting Your Radon Testing:

Begin by reviewing any previous radon tests for accuracy. If your property has never been tested, or if the last test was over two years ago, arrange for a new test promptly.

Radon Testing Checklist:

Inform current occupants about the test and its importance.

Ensure the property remains in "closed-house" conditions for 12 hours before testing begins.

Employ a certified radon technician after verifying their qualifications and customer feedback.

Maintain "closed-house" conditions during the entire testing period.

If high radon levels are detected, implement mitigation strategies before listing the property.

Protecting your future homebuyers starts with responsible radon testing and mitigation. This process involves more than just setting up a fan and pipes; it's about selecting the appropriate system to safeguard health.

Partner with Lawson Home Services for your radon testing needs. Our certified technicians are trained through the National Radon Proficiency Program, guaranteeing superior service.

Guide to Choosing a Radon Mitigation Expert
2024-02-29T00:00:00.05Z
David Lawson
The "Guide to Choosing a Radon Mitigation Expert" emphasizes the critical nature of selecting a qualified professional for radon mitigation in one's home. Highlighting the complexity of the decision-making process, it underscores the necessity of considering multiple factors such as budget and safety. Drawing on guidance from the EPA's "A Consumer's Guide to Radon Reduction," the guide offers practical advice on navigating the proposal and selection process, suggesting homeowners request and compare at least three proposals from different contractors.

Selecting the appropriate radon mitigation expert for your residence can be challenging. It's essential to weigh various factors such as budget and safety. Often, we find ourselves overwhelmed by numerous proposals, making it hard to decide wisely. The EPA's “A Consumer’s Guide to Radon Reduction” published in 2003, offers useful inquiries for assessing radon mitigation professionals effectively.

Initiation of service contracts usually begins with a request for service, followed by a proposal. Evaluating proposals can be tricky without knowing the right questions to ask or details to consider. It's advisable to solicit at least three (3) proposals from varied contractors for a comprehensive comparison. Contract evaluation is crucial as it serves as your legal safeguard. Beware of proposals cluttered with superfluous details that could cloud your judgment; understanding what to focus on is key. Here are some EPA-recommended considerations when reviewing proposals from radon mitigation experts:

References, Photos, and Test Results: Does the contractor offer references, photos, and 'before and after' test results from previous radon reduction projects?

Scope of Work and Timeline: Is the contractor able to detail the work process, duration, and the operation of the radon reduction system?

Diagnostic Tests: Are there any fees associated with diagnostic tests the contractor might conduct?

Home Inspection: Has the contractor examined the structure of your home before providing an estimate?

Radon Testing: Has the contractor assessed the quality and procedures of your radon measurement results?

Radon Certification: Does the contractor have state certification, professional proficiency, or certification credentials?

Liability Insurance: Can the contractor provide proof of liability insurance, bonding, and any necessary licenses to meet local regulations?

Pre-mitigation Testing: Are diagnostic tests performed before designing and installing a radon-reduction system?

Device Monitoring: Will a warning device be installed to alert you if the radon reduction system fails?

Post-installation Testing: Is testing conducted after installation to ensure the radon reduction system is effective?

Routine radon testing and mitigation by certified radon inspectors are crucial, particularly in regions with high levels of uranium, thorium, and radium. At Lawson Home Services, we offer top-notch radon testing and mitigation services to ensure your family's safety. Schedule a radon test with us in Middletown, Bear, New Castle, Newark, and Hockessin.
The solutions lie mostly in sealing the air leaks, and upgrading the insulation. This can be especially challenging in the attic.

Click the link to the Photo Gallery to see what Lawson Home Services did to this beautiful Victorian home.

Old Victorian style homes, like this one in Lewes Delaware, can be gorgeous examples of classic architecture. But from an energy efficiency standpoint they are a nightmare. Balloon framing, little or no insulation, old wiring, and a leaky shell, all contribute to massive amounts of energy loss during the hottest and coldest seasons. And of course this means astronomical bills. It is not uncommon to see monthly utility bills of these old homes exceeding $700.

Energy Audit in Bridgeville, DE

Lawson Home Services

Lawson Home Services conducts Home Energy Audits, both in Maryland and Delaware homes. The State of Delaware has a wonderful program, Energize Delaware, which subsidizes not only the audits, but many of the improvements recommended in the audit. That's a deal no homeowner in Delaware can afford to pass up.

This is a newly built home in Bridgeville, DE. For over a decade Delaware building contractors have been required to construct homes in compliance with strict energy efficiency building codes. This means, among other things, new homes must be properly insulated to provide a barrier to thermal heat energy loss, and air sealed to prevent loss of conditioned air and the energy it carries along with it, through the building shell.

Lawson Home Services performs energy audits to measure the energy efficiency of homes, both old and new. Owners of older homes are typically seeking ways to improve home comfort and lower energy bills, while owners of new construction want to see how well their homes were built and seek any opportunities that may exist to improve home comfort and energy.

Energy Audit in Lewes, DE
2024-02-25T13:30:36.05Z
Lawson Home Services

There are many problems found in these older homes. Most require an attic insulation upgrade which includes removal of the old, dirty and ineffective insulation, a thorough cleaning and sealing of the attic floor, and installation of a nice thick blanket of TruSoft™ cellulose insulation. Generally in these older homes the insulation value is more than tripled by the insulation upgrade, and the air leaks are stopped, resulting in reduced load on heating and air conditioning equipment.

The best part is, the Energize Delaware Program subsidized not only the audit, but the upgrades as well, resulting in a huge savings for the homeowners. You'd be a fool not to take advantage of this program while it is still available.

Call Lawson Home Services and get on the list for an energy audit. Don't wait a moment, since every day your hard earned money is literally leaking into your attic and is carried away into the sky where it does no good for anyone or anything.

This Lewes, DE home was built at a time when energy conservation was not so important. Construction methods did not include sealing wall tops, electrical and plumbing penetrations and as a result conditioned air the homeowner paid to heat and cool, gets sucked into the wall cavities by naturally occurring "stack effect" pressures. The air then escapes into the attic and is replaced in the living space by unheated/uncooled (un-contitioned) air, along with the humidity and pollution that is drawn inside. This causes the energy use to skyrocket and of course utility costs, soar as well.

Although this is one of the major sources of energy loss in the home, there are many other as well that will be found by a trained energy auditor.

It was a tight fit for our hard working crew, but Lawson Home Services' crew squeezed into the crawl space beneath the floors and installed SilverGlo™ rigid foam board right against the floor joists. Then, to prevent air from entering the cavities between the floor joists, the seams between the SilverGlo panels were sealed with Zyp expandable foam. Now the floor deck is insulated to R-11 and that should make a big difference to the bare feet of the occupants of this fine home.

A lot of homes have a "4-Season" sunroom addition to their homes, often built over existing decking. This home in Lewes, DE had one, and there was no insulation whatsoever under the floor of this addition. The owners wanted to make the floors in the addition warmer in the winter.

The levels were found to be 2.9 pCi/l, within the range the EPA suggests homeowners consider installing equipment to lower the radon concentration inside the home.

Radon had been directly linked to an increased risk for the development of lung cancers. Since radon damages the DNA of the body, recent studies have been conducted to assess the role of radon in the development of other types of cancer. The results of these tests are indicating the grim reality that this may be the case.

The EPA suggests homeowners consider taking measures to reduce indoor radon levels anytime the levels reaches or exceeds 2.0 pCi/L

Lawson Home Services was called to provide an estimate for the install. What is important to know that radon mitigation standards have not been set by the state of Delaware. As a result, many radon mitigation companies fail to comply with the national standards set forth by the American Association of Radon Scientists and Technologists. Lawson Home Services has been called in to replace mitigation systems when the home owners discovered, over a year later, the mitigation system installed by another company was not functioning adequately - levels inside that home were still at 9.0 pCi/l after equipment was installed that should have brought those levels well below the EPA recommended standards.

It makes no sense to purchase the cheapest equipment when it doesn't do what it's supposed to do. We may be more expensive than the lowest bidder, but unlike other companies Lawson Home Services GUARANTEES results.

As a condition of the sale of her home, her buyer requested radon mitigation equipment be installed, since tests indicated the level of radon concentration inside the home was found to be 3.0 pCi/l.

Problems with a Traditional Vented Crawlspace in Chester, MD
2024-02-10T12:00:23.05Z
Lawson Home Services

Luckily there's an affordable solution - ENCAPSULATION

Look around Lawson Home Service's website for examples of crawl spaces that were converted from traditional ventilated crawl spaces, to sealed encapsulated crawl spaces. The encapsulation seals the crawl space and living spaces above it from soil gasses, moisture, protecting the wood structures, and making the floor deck warm and toasty in the wintertime. That's a WIN-WIN situation, for everyone but the evicted bugs, vermin, microbes that were living in the crawl space, and, of course, the utility companies.

Until recently the conventional wisdom in the construction industry was to ventilate a crawl space to the outside, to avoid build up of musty smells an nasty air underneath the home. But if you've even been underneath a home with a traditional ventilated crawl space, like this on in Chester, MD, you know very plainly - "IT STINKS"

All sorts of bad things happen over time in a ventilated crawl space. First off the humidity inside the dark crawl space begins to rise, because of moisture in the dirt floor, and in the air itself. That moisture begins to condense into water, which then saturates the insulation and wooden floor structures in the ceiling of the crawlspace. Eventually the insulation becomes soggy and falls away, leaving the floor deck above completely exposed to the ambient temperatures in the crawl space which are close to the outdoor temperature on any given day. In the spring and summer seasons the moist air soaks everything inside the crawl space.

And of course imagine, after the insulation falls away, what the floors feel like on those cold days in the winter. And with that UP goes the heating bill. In the summer it does the opposite, and UP goes the utility costs for air conditioning.

Damp soil floor, rotting bugs and animals, plant debris all provide the perfect environment for microbial and fungal growth. Eventually this rots away the floor joists and floor deck, a causes very expensive repair. And you can imagine the STENCH that eventually permeates the home. Who wants to live above a bog??? YUCK!

This is a LOSE-LOSE situation for the house and its occupants

We bet you'll be surprised to learn many of the most common problems found by energy auditors that result in home comfort and high energy bills. Many of these flaws likely exist in your own homes. Hopefully, you will learn the value of having an energy audit performed for your home.

Oh yes, one last thing, the best part too. At this time (2024) Energize Delaware is subsidizing these energy audits, as well as providing monetary incentives discounting the installation costs of the improvements. The audit will cost only $50 ($25 for Military and First Responder personnel). You'ld be a fool not to take advantage of these Energize Delaware offer and rebates. Do it now, while these programs still exist. Call Lawson Home Services to schedule an Energize Delaware Energy Audit for your home as soon as possible.

Want to play a little game and test your knowledge of home energy and comfort?
For this "game" we'll use this home in Ocean View, DE, where Lawson Home Services Energy Auditor, Declan Hindsley recently conducted an Energize Delaware Energy Audit. The purpose is to help you understand some of the basic problems a trained energy auditor will spot when performing an audit on a typical home and learn the value of having an energy audit performed at your home.

As far as the "Conditioned Airspace" inside the home, the indoor air is heated, cooled, purified, and dehumidified - humidified for three primary reasons:

Comfort

Healthy indoor air quality

Protection of the home structural components (rotting due to excess humidity)

The improvements recommended by the audit report prevent high utility costs loss of energy, resulting from flaws in the home construction and HVAC systems. And of course, the improvements themselves must also be affordable for the homeowner. The auditor creates an energy audit report which provides all the information necessary for homeowners to make the critical decisions as to which improvement measures are most suitable for their needs and budget.

Fortunately there is a solution to reducing the risk of developing lung cancer from the radon accumulating inside your home.

The first step is TESTING. Every home should be tested, even if you live in a location where radon is thought not to be a problem. Testing done by Lawson Home Services, the leader in radon mitigation on the Delmarva Peninsula of the highest reading for radon gas

Install a radon mitigation system.

In the past it was thought southern Delaware had little risk from radon, a naturally occurring radioactive gas that is given off by rocks deep within the earth's crust. Radon maps show Sussex County as being among the lowest risk for radon.
"John,

Thank you for the work you did to ensure everything went smoothly with the crawl space encapsulation, and the attic sealing and insulation. I greatly appreciated your patience with my questions. You even took extra time to check out the buzzing sound in the crawl space. Danté, AJ and Kyle were a great work crew from start to finish. They kept me updated, worked hard throughout the day, and cleaned up each afternoon. Thank you again for a job well done.

Energy auditors reveals flaws in residential structures that result discomfort and unnecessary energy costs for homeowners. The audit report helps homeowners budget and make home improvement decisions that will result in reduced energy consumption, increased comfort, and improved health for the occupants.

Infrared Cameras spot costly energy leaks

Over the past 25 years the building industry has learned much from science in regards to home energy efficiency and comfort. Many construction practices once thought to be common-sense have since proven to be a big mistake. We have learned about unseen dangers lurking in the home. We have learned how to increase home comfort while simultaneously reducing energy costs.

VENTILATED CRAWLSPACES - a primary the cause of cold floors in winter weather, foul smelling air and unhealthy indoor air quality, and structural issues such as wood rot.

ATTIC INSULATION - most have an insufficient amount insulation, much of which is further compromised due to improper installation practices

AIR LEAKS - common construction practices of the past left homes full of tiny air leaks, which, combined together, that suck huge quantities of energy right out of your home, releasing it into the wild-blue-yonder, right along with the money you paid for that energy.

UNCONTROLLED HUMIDITY AND MOISTURE - You would be surprised to learn the many sources of moisture and high humidity inside a modern home. To name a few: groundwater that seeps into crawlspaces and basements, bathrooms, cooking, intrusion of humid outdoor air into the home on hot humid days, and even the occupants which give off tremendous amounts of water vapor by breathing, and evaporation of moisture directly off the skin.

RADON GAS - We have learned that one in fourteen American homes has high levels of invisible and odorless radon gas accumulating inside, dramatically increasing the risk of lung and other cancers for the unsuspecting occupants.

Lawson's Home Services' energy auditors are rigorously trained and certified by the Building Performance Institute, a widely recognized organization that is well-regarded within the building and energy efficiency industries. Using the latest technology, such as infrared imagery, depressurization equipment, and a well-trained eye, our auditors quickly find the energy zapping issues that contribute to drafty, uncomfortable homes and unnecessarily drive up your energy bills.

Homeowners receive an audit report listing the details individually with a financial report that shows the costs of making improvements and the savings extended over time. With this valuable information in hand, homeowners can then make critical decisions as to which improvements will fit their budget and free up money that can be used for other important things.

And here's another great benefit to those who live in Delaware: 90% of the cost of Energy audit is paid for by the Energize Delaware Program subsidy, so you want to jump on this opportunity immediately while the program is still available.

It makes no sense at all to waste money and be uncomfortable. So why not pick up the phone and call Lawson Home Services to schedule an energy audit for your home.

Top 4 reasons realtors refer a radon company
2023-10-06T00:00:00.05Z
David Lawson
Realtors refer a radon company primarily for four reasons:
Home inspections might detect or recommend radon testing.
Radon poses a health risk, and testing ensures occupant safety.
Homes tested or mitigated for radon can have increased market appeal.
Legal requirements may necessitate radon disclosure during home sales.

When a realtor refers a radon company, it's typically for the following four main reasons:

Home Inspection Requirement or Recommendation: In the process of buying or selling a home, a general home inspection might detect the presence of radon, or it might be recommended to check radon levels, especially if the property is in an area known for high radon levels. Realtors who prioritize the safety and satisfaction of their clients may recommend a radon inspection as a routine part of the home-buying process.

Safety Concerns: Radon is a radioactive gas and a known carcinogen, making it a significant health risk. Prolonged exposure to elevated levels of radon can increase the risk of lung cancer. Therefore, to ensure the safety of the property's inhabitants, realtors might refer a radon company to assess and, if necessary, mitigate the radon levels in a home.

Increase Home Value and Marketability: A home that has been tested and, if necessary, mitigated for radon can be more appealing to potential buyers. They may feel more at ease knowing the home is safe from high radon levels. Additionally, homes with a radon mitigation system can sometimes be marketed as having an added layer of safety, potentially making it more attractive in the real estate market.

Legal and Disclosure Requirements: In some regions, there are legal requirements or guidelines related to radon disclosure during the home selling process. Sellers might be required to disclose any knowledge of radon levels or previous testing. To avoid potential legal liabilities or complications during the sale, a realtor may recommend getting the home tested by a radon company.

In the world of construction, innovation and sustainability are key driving factors that not only save costs but also contribute to a greener future. Delaware builders, like their counterparts across the nation, are constantly seeking cutting-edge technologies to enhance the energy efficiency and overall performance of their buildings. One such breakthrough in the construction industry is the AeroBarrier Envelope technology, a game-changer that promises to redefine the way builders approach sealing and insulating buildings.

The Challenge of Building Efficiency

Builders in Delaware, known for their dedication to quality and sustainability, face the challenge of ensuring energy-efficient homes and commercial spaces while adhering to increasingly stringent building codes and regulations. Achieving a tight building envelope is essential to controlling air leakage, heat loss, and energy waste, all of which have a direct impact on a building's long-term energy consumption and operational costs.

Traditionally, builders relied on labor-intensive manual sealing methods, which often left gaps, cracks, and inconsistencies in the building envelope. This not only compromised energy efficiency but also led to discomfort for occupants due to drafts, uneven temperatures, and higher energy bills.

The AeroBarrier Envelope Solution

Enter AeroBarrier, an innovative envelope sealing technology that is rapidly gaining attention and adoption across the United States, including Delaware. AeroBarrier is a cutting-edge solution that combines state-of-the-art technology with environmentally conscious practices to create a highly efficient and airtight building envelope.

How AeroBarrier Works:

Preparation: Before the AeroBarrier application, the building is pressurized using a blower door test to identify air leakage points.

AeroBarrier Installation: A water-based sealant is sprayed into the building's interior, filling gaps and sealing leaks as small as a human hair. This sealant is safe, eco-friendly, and meets all building code requirements.

Monitoring: Throughout the application process, real-time data is collected to monitor progress and ensure that the desired envelope tightness is achieved.

Completion: Once the AeroBarrier process is complete, a comprehensive report is generated, detailing the level of air tightness achieved.

Benefits of AeroBarrier:

Energy Efficiency: AeroBarrier creates a virtually airtight envelope, significantly reducing energy consumption and lowering utility costs for homeowners and tenants.

Sustainability: The technology uses water-based, non-toxic sealants, contributing to greener and more environmentally responsible construction practices.

Compliance: AeroBarrier meets and often exceeds building code requirements for air tightness, ensuring your projects are in full compliance with Delaware's stringent regulations.

Cost Savings: Reduced energy costs and fewer call-backs for air quality issues lead to substantial cost savings for builders and homeowners alike.

Enhanced Comfort: Building occupants enjoy more consistent indoor temperatures, improved indoor air quality, and reduced drafts.

AeroBarrier in Delaware

Builders in Delaware are increasingly recognizing the benefits of AeroBarrier technology, making it an integral part of their construction projects. By embracing this cutting-edge solution, they are not only improving the energy efficiency of buildings but also contributing to a sustainable and eco-friendly future.

As the demand for energy-efficient and environmentally responsible construction practices continues to rise, AeroBarrier is poised to become a standard feature in Delaware's construction industry. Its ability to transform conventional structures into high-performing, energy-efficient buildings makes it a vital tool for builders looking to meet the needs of today's environmentally conscious clients and stringent building codes.

AeroBarrier envelope technology is revolutionizing the way builders in Delaware approach sealing and insulating buildings. By delivering exceptional energy efficiency, sustainability, and cost savings, AeroBarrier is undoubtedly a game-changer in the construction industry, setting a new standard for excellence in building envelope technology. Embracing AeroBarrier can help Delaware builders not only meet the demands of today but also build a more sustainable and energy-efficient future.

Radon Testing in Real Estate
2023-10-03T00:00:00.05Z
David Lawson
In the realm of real estate, every property has a unique story, be it a family home, a condominium, or a commercial space. However, an unseen threat, radon gas, can affect any property, regardless of its size or style. Radon, a colorless, odorless, and tasteless radioactive gas, can seep into buildings from the soil, posing a health risk when accumulated indoors. Both buyers and sellers should prioritize radon testing in real estate transactions. For buyers, it ensures safety and negotiation power, while sellers gain peace of mind and marketability. Radon testing is essential for a secure and healthy real estate future.

In the world of real estate, every property holds a unique story. Whether it's a charming family home, a cozy condominium, or a spacious commercial space, each one has its own set of characteristics and history. However, there's one invisible threat that can affect any property, regardless of its size, style, or location – radon gas.

What is Radon? Radon is a colorless, odorless, and tasteless radioactive gas that can seep into homes and buildings from the soil beneath them. It's a naturally occurring gas, formed by the breakdown of uranium in the Earth's crust. Radon is virtually everywhere, but it becomes a concern when it accumulates in high concentrations indoors. Prolonged exposure to elevated radon levels can increase the risk of lung cancer, making it a serious health concern.

The Real Estate Connection When it comes to buying or selling a property, it's essential to be aware of potential radon exposure. Radon levels can vary significantly from one location to another, even within the same neighborhood. As a result, it's crucial for both buyers and sellers to consider radon testing as a standard part of their real estate transactions.

For Buyers:

Health and Safety: A radon test can ensure that the property you're interested in is safe for you and your family to live in. High radon levels can be mitigated, but it's important to know if there's an issue that needs addressing.

Negotiating Power: If the test reveals high radon levels, it provides an opportunity to negotiate with the seller for mitigation or a lower sale price, making it a win-win situation for both parties.

Long-term Investment: Ensuring that your new home is radon-free is not only about immediate safety but also about protecting your long-term investment. A radon-free property is more attractive to future buyers when you decide to sell.

For Sellers:

Peace of Mind: Conducting a radon test before listing your property can provide peace of mind that there are no hidden issues that might delay or complicate the sale.

Increased Marketability: A radon-free certification can make your property more attractive to potential buyers. It shows that you've taken the necessary steps to ensure their safety and well-being.

Streamlined Transactions: Addressing radon issues upfront can streamline the selling process, avoiding last-minute negotiations or delays due to radon concerns.

Conclusion Radon testing is an essential component of responsible real estate transactions. Whether you're buying or selling a property, it's in your best interest to prioritize the health and safety of all involved parties. By including radon testing in your real estate checklist, you're not only protecting your investment but also ensuring that your home is a safe haven for you and your loved ones.

At Lawson Home Services, we understand the significance of radon testing in real estate. Our experienced professionals can assist you in conducting radon tests and provide guidance on mitigation if needed. Together, we can create a safer and more secure future for your real estate endeavors.

Lawson Becomes Delaware's First Soil Gas Mitigation Compliance Inspector
2023-09-25T14:15:43.05Z
Lawson Home Services
David Lawson has passed the exam to be certified as Delaware's first Soil Gas Mitigation Compliance Inspector. This is a third party inspection process that ensures contractors of Radon Mitigation Systems are installing mitigation systems in compliance with standards determined by the American Association of Radon Scientists and Technologists

Congratulations to David Lawson for being the first person to pass the Soil Gas Mitigation Compliance Inspector exam in the State of Delaware. This achievement allows him to inspect radon mitigation systems installed in buildings within Delaware and ensure they meet the standards set by the American Association of Radon Scientists and Technologists (AARST). This certification verifies his ability to assess whether these systems have been engineered and installed in accordance with established standards of radon mitigation technology.

The exam is conducted by the National Radon Proficiency Program (NRPP) and accredited by the American National Standards Institute (ANSI) which gives credibility to David Lawson's certification and underscores the importance of adhering to rigorous standards in radon mitigation to protect public health.

Radon is a radioactive gas that can pose serious health risks when it accumulates in indoor spaces. Therefore it is essential to have qualified inspectors like Mr. Lawson to ensure the effectiveness and safety of mitigation systems.

Mr. Lawson's role as a third-party inspector of radon systems, regardless of the company that performed the installation, is crucial for maintaining impartiality and ensuring the integrity of the inspection process. This arms-length business operation means that he will provide unbiased assessments and evaluations of radon mitigation systems without favoring any specific installation company. This level of independence is essential to maintain the quality and reliability of radon mitigation system inspections, as it helps guarantee that inspections are carried out fairly and in accordance with established standards. This is especially important because radon is a silent but potentially hazardous threat. Thus having an objective inspector like Mr. Lawson ensures that mitigation systems are genuinely protecting people from this health risk.

Delaware Business Supports January Radon Action Month
2018-01-08T10:51:38.05Z
Lawson Home Services
EPA designates January as Radon Action Month to raise awareness of one of leading lung cancer threats found in DE & MD homes. Lawson Home Services Radon Experts Say, "Test your home. Protect your family."

Milton, DE – Thousands of people in Delaware and Eastern Shore Maryland could be saved from radon-related lung cancer by testing for radon and then, if needed, installing a radon mitigation system. Radon is a cancer-causing gas that can seep into homes, businesses, and schools and is the leading cause of lung cancer among non-smokers. Tom Kelly, Former Director of EPA’s Indoor Environments Division explains, “We know that radon is a carcinogen. Research confirms that breathing low levels of radon can lead to lung cancer.” (www.epa.gov/radon)

To raise awareness of radon, the Environmental Protection Agency (EPA) designated January as Radon Action Month in 1999. Why January? The best time to test is when you have “closed house conditions”. Closed house conditions are when the windows are closed and less likely to be used, and less traffic in and out of your home. In addition to raising radon awareness, this month of action is meant to encourage people to get their homes, work spaces, and schools tested for radon.

Lawson Home Services is the local leader in radon. Lawson Home Services radon experts can help determine if a building’s radon levels are above the EPAs recommended 4.0 pCi/L, and if so, can install an aesthetically pleasing and affordable radon mitigation system.

Radon Action Month is a collaborative effort between the EPA and other national organizations dedicated to lowering radon exposure, like the American Association of Radon Scientists and Technologists (AARST), of which Lawson Home Services is a member.

Owner, David Lawson states that testing and mitigating will help save lives here and all over the United States. “Through our continued work to increase awareness about radon’s dangers, testing homes and mitigating homes, I look forward to the day when we can eliminate lung cancer deaths caused by radon exposure.”

Take Steps to Protect Your Home During National Radon Action Month
2017-01-01T00:00:00.05Z
Iris Doubleday
The Environmental Protection Agency has designated January as National Radon Action Month, a time when homeowners are encouraged to learn about the dangers of radon exposure and take action to protect their homes through radon testing and radon mitigation.

Radon cannot be seen, smelled, or tasted, but its presence could be all too real in your home. Radon is a naturally occurring gas caused by the decay of radium, thorium, and uranium in the soil, and it can enter your home through cracks in your foundation or even seep inside with groundwater. Exposure to dangerous levels of radon is the leading cause of lung cancer among nonsmokers in the United States, claiming the lives of more than 21,000 residents every year. The good news is, exposure to high levels of radon is an easily avoidable health risk if the proper steps are taken.

The Environmental Protection Agency (EPA) has designated January as National Radon Action Month, a time when homeowners are encouraged to learn about the dangers of radon exposure and take action to protect their homes through radon testing and radon mitigation. During this month, your number one priority should be to perform a radon test for your home and, if high levels are found, install a radon mitigation system to restore your home’s health and safety. If you’re looking for other ways to get involved as well, help spread the word by urging others to protect their health by performing radon tests in homes, schools, and offices.

Below, we have provided some answers to commonly asked questions about radon so you can learn a bit more about radon exposure in Delaware & E. Shore Maryland. Be sure to share the knowledge with your family and friends!

Do I need to re-test my home for radon? If so, how frequently?

The EPA recommends re-testing your home for radon approximately every two years. You should also perform a radon test if you have recently renovated your home or expanded your living area into a lower level such as a basement. These new living areas could have a higher radon level than the rest of your home, and a major renovation project can change your home’s radon levels by creating new entrances for the gas to seep into your home. You may also want to perform a new radon test during different seasons, as seasonal changes can affect radon levels. Radon testing is both simple and affordable, so it can never hurt to perform a new check for this potentially dangerous substance.

I’m buying/selling a home. What do I do?

If you are buying a new home in Delaware & E. Shore Maryland, it’s always a good idea to ask for a copy of recent radon test results. Even then, you may want to ask for a new test if the radon testing checklist items were not met, the last test was not performed recently, or you plan to live in a level of the house that is not currently occupied. The same criteria goes for those selling their home: always perform a radon test and review to ensure it was done correctly, take any steps necessary to install a radon mitigation system if high levels are found, perform a new radon test if you’ve recently completed renovations, and provide your radon test results to the buyer. Review this Home Buyer’s and Seller’s Guide to Radon from the EPA for more information.

How do I know if there’s radon in my area?

No matter where you live in Delmarva, it’s possible that your home may have high radon levels. Every homeowner should conduct a radon test, regardless of geographic location. While some areas of the country have been shown to have lower radon levels on average than others, it’s important to keep in mind that dangerously high radon levels have been found even in places that are generally considered low risk. No matter your location, radon testing is always a good idea.

Can radon levels vary from house to house in a neighborhood?

Yes. Radon levels vary from home to home, so even if your neighbor’s home tested fine for radon, your home could be completely different. Radon levels depend upon a number of factors that are unique to your specific home, so the only way to know if your health is at risk is by completing a radon test.

How can I trust that the radon test is accurate?

When you’re ready to test your home for radon, you can either order a radon test kit from a qualified radon contractor or laboratory, or you can bring in a professional radon tester to complete a home inspection and select the radon test device that is most suitable to your home. To ensure the accuracy of your radon test, be sure to carefully follow the instructions on the test kit and consult your local radon contractor if you have any questions. Lawson Home Services is your qualified radon contractor in Delaware & E. Shore Maryland with extensive training and experience in setting up radon tests. We can help you select the most up-to-date radon device, recommend which options will work best for your home, and answer any questions you might have about the process and results.

If I have a radon problem, what’s involved in getting rid of the problem?

If a radon test reports a radon measurement at or above 4.0 picocuries per liter (pCi/L), contact Lawson Home Services to set up a radon mitigation system that is specifically designed to reduce radon levels to a healthy amount. There are several different methods for radon abatement that will prevent radon gas from entering your home while reducing your current radon levels, and we will help you select the best option for your home’s specific needs.

Dr. Energy Saver, a local Delmarva company, has decided to add radon mitigation services to it's expanding, successful business. Dr. Energy Saver Delmarva is the exclusive dealer for the National Radon defense. Keeping families safe from radon exposure is a passion for this local business.

Milton, Delaware – Homeowners in Delaware are exposed to some of the most dangerous levels of radon in the country and an expanding business is ready to keep people safe from this toxic gas. Employees of Dr. Energy Saver Delmarva have just completed expert-level training and are ready to take care of all of the area’s radon problems- a problem which kills more than 20,000 people every year.

A study by the Environmental Protection Agency (EPA) shows that people living in Delaware are at a high risk when it comes to radon exposure. Radon is an invisible, odorless gas that comes from the natural radioactive breakdown of uranium in soil, rock and water. The danger occurs when high levels of radon become concentrated in a home. When radon is inhaled, radioactive particles become trapped in lungs and decay, damaging lung cells. Radon is the leading cause of lung cancer among non-smokers.

That’s why David Lawson decided to add radon mitigation to his successful local business. “Keeping families safe in their own homes isn’t just a business for me, it’s my passion,” David Lawson said. “We are excited to be able to give homeowners some peace of mind and clean air to breathe.”

What is Aeroseal?
2016-01-26T00:00:00.05Z
Kathleen Cassat
What is Aeroseal and how can it help your home? This article is everything you need to know about the benefits of Aeroseal.

Aerosealing is sealing the ductwork from the inside out. Aerosolized sealant is injected into the ductwork and closes all gaps and holes up to a 5/8 inch. The drying time is less than 2 hours and the only sealant remaining in the ducts will be at the previous leak. Aeroseal is guaranteed for 10 years and is life tested for 40 years.

Aeroseal helps increase comfort within the home and reduce hot or cold spots throughout the home. Aeroseal can reduce energy bills up to 30%! It helps reduce dust, allergens and pollutants in the air stream and can have up to a 98% reduction in duct leakage.

About 50% of the average home’s utility bill is spent on heating and air conditioning. On average, 30 cents of every $1 on heating and cooling a home disappears into thin air due to leaky ducts. 25% to 60% of heated and cooled air doesn’t make it to their intended rooms. Duct leakage in homes costs homeowners $25 billion a year in utility costs. Those leaks can pull mold, dust and other pollutants into your home causing indoor air quality issues and have potential to create harmful allergy problems.

Aerosealing is overlooked by many homeowner's, but is a vital part of the health and efficiency of a home. Dr. Energy Saver specializes in duct cleaning and Aerosealing, and offers free estimate to homeowner's interested in our products!

Milton, DE - Dr. Energy Saver Delmarva has announced its use of Aeroseal technology to seal air duct leaks to help consumers save an estimated 25 to 40 percent in utility bills.

The new technology allows Dr. Energy Saver Delmarva technicians to quickly pinpoint and seal air duct leaks, providing customers inexpensive repair that means better air quality, increased room comfort, considerable energy savings, and longer HVAC system life, according to David Lawson.

Dr. Energy Saver Delmarva, a certified Aeroseal contractor, is the first to stress the sealing technology locally. The Aeroseal process works by isolating leaks in the air duct system and sealing them through the computer-controlled injection of safe aerosol particles.

The technology was developed at U.C. Berkeley in 1994 with funding by the U.S. Environmental Protection Agency, the U.S. Department of Energy, and others.
Aeroseal was selected as Popular Mechanic's Invention of the Year in 1996 and was named to DOE's "Top 100 Inventions" of the last 23 years. "This is cutting-edge technology," says David Lawson, owner of Dr. Energy Saver Delmarva, which has served the Delmarva Region area for more than 3 years. "Aeroseal is a cost-effective way to address problems in the duct system that has been overlooked in the past, ensuring that system operation is highly efficient." Duct sealing also protects against harmful infiltration of unconditioned air from attic or crawl spaces, and carbon monoxide backdraft. The air purification is an added benefit for allergy sufferers. In addition, many utility companies are advising customers that have high bill complaints to have their duct systems checked.

Fleet Tracking Software Helps Delmarva Energy Expert Reduce the Carbon Footprint Outside Local Homes
2012-12-17T15:42:29.05Z
Lawson Home Services
Dr. Energy Saver is taking more steps to reduce the carbon footprint in the Delmarva area both inside and outside the home. Their recent use of a fleet tracking software enables them to have an impact on the carbon footprint outside the homes they service. These efforts prove that every little bit counts in energy conservation methods.

MILTON, DE – Dr. Energy Saver® Delmarva has been serving the local area for the last two years making homes more energy efficient and reducing their carbon footprints. In an effort to have an even greater impact on the community, Dr. Energy Saver is now reaching outside the home by reducing their vehicles' gas usage and travel routes.

Dr. Energy Saver is using a proprietary fleet tracking software to preview travel routes in advance and determine the most fuel-efficient route based on live traffic feeds. According to Owner David Lawson, this software helps the environment and maximizes the customers' time.

"We want to make sure we not only make the most efficient use of the homeowner's time, but also the most efficient use of resources used to get to our appointments," said Lawson.

The software works with a GPS to monitor:

Routes taken by employees.

Maintenance logs of the vehicles.

Fuel usage of each vehicle.

These features, combined with Dr. Energy Saver’s energy upgrade efforts in local homes, help to reduce energy usage in Delaware, Eastern Shore Maryland, and the eastern shore of Virginia.
